Metal Roofing Options: Panel Type, Gauge, and Metal

"Metal roofing" isn't one product. The right system depends on your roof, your budget, and how close you are to the coast.

  • Standing seam. Concealed fasteners run under raised, interlocking panel seams, so nothing is exposed to the weather. It's the cleanest look and typically the strongest long-term seal, but it costs more than an exposed-fastener panel and needs a crew that installs it correctly, seam alignment and panel expansion matter.
  • Exposed-fastener (corrugated or ribbed) panels. Screws go through the panel face into the deck, with washers sealing each one. It's a more budget-friendly way to get into metal, and it's a durable system, but the fasteners need periodic checking over the life of the roof since a worn washer is where a leak starts.
  • Panel gauge. Gauge is a measure of steel thickness, and a lower gauge number means a thicker, stronger panel. Standing seam residential panels are typically 24 or 26 gauge; exposed-fastener panels often run lighter. Thicker panels resist dents and hold up better to wind and hail, which is worth weighing against the added cost.
  • Steel vs. aluminum. Steel is the more common, more affordable choice for most Rhode Island homes. Aluminum costs more but resists salt-air corrosion better, which matters most on homes close to the water.

  • Tear-off and deck prep. The old roofing comes off down to the deck, and the deck itself gets inspected and repaired where needed. Metal only performs as well as what it's fastened to.
  • Underlayment. A high-temperature, self-adhering or synthetic underlayment goes down first, rated for use under metal.
  • Flashing at every penetration. Chimneys, vents, skylights, and roof-to-wall transitions each get their own flashing detail, overlapped and sealed correctly. Flashing that's overlapped wrong or under-sealed is one of the most common places any roof leaks.
  • Panel installation. Panels go on with attention to seam alignment (standing seam) or fastener spacing and torque (exposed-fastener), plus room for the metal to expand and contract with temperature swings without buckling.
  • Trim, ridge caps, and snow retention. Ridge caps close out the top of the roof, and on steeper pitches or homes with walkways and entries below, snow guards get added so snow sheds in a controlled way instead of sliding off in a sheet.
