What Roofs In Bellingham Are Really Like

If you are searching for a roofer bellingham ma homeowners can call for a straight answer, start with the kind of houses the town has. The Census Bureau's American Community Survey puts the median year a Bellingham home was built at 1973. Its 2020-2024 estimate counts 6,691 housing units in the town, and 4,946 of them are in one-unit detached structures. That is about 73.9 percent. Another 557 are one-unit attached and 296 are in two-unit structures.

Those figures count housing units, not buildings or roofs, but they show a mix: about three in four homes are detached single-family houses, and the rest are other housing types. The same data says 803 housing units were built in 1939 or earlier.

The year a house was built does not tell you what shape its roof is in. A house from the 1970s may have been re-roofed once or twice, and a newer roof can still have a failing detail around a chimney or a vent. That is why we get on the roof and look, rather than guess from the street.

Owners, Renters And Growth

Most Bellingham homes are lived in by their owners, but a real share are rented. In the 2020-2024 data, 5,006 of the town's 6,346 occupied homes are owner occupied, and 1,340 are rented. That is about 78.9 percent owners.

Bellingham's 2020 Master Plan says the town had 4,297 housing units in 1980, 81 percent of them single family. By the 2020-2024 estimate the count is 6,691, so a lot of the town's housing was built in the decades since. If you manage a rental in town, we will talk with whoever is dealing with the leak. Whoever owns the house, get a written estimate you understand before you sign anything.

What Bellingham Says About Permits

Bellingham's General Application Instructions say a building permit is required whenever a project includes construction, reconstruction, alteration, repair, removal or demolition of a structure. We do not read that as a statement about roofing, because the instructions do not name roofing. Ask the Inspectional Services office whether your job falls under it.

The only roofing mention we found is a form. The town's Affidavit of Completed Work page posts a form titled "Affidavit for Building Siding Windows Roofs." That title is all we can tell you about it. We have not read the form, so we cannot say when it is required or who signs it.

  • Starting Early. The instructions warn that failing to get a permit, or starting work before one is issued, may mean increased permit fees and fines up to $1000 per day.
  • Expiry. A building permit expires if the authorized work is not started within 6 months of issuance.
  • Documents. Every application must have construction documents attached to the online application.
  • Fees. The town's building permit fee schedule, revised January 2025, lists residential renovations at $10 per thousand of value, with a $50 minimum. It does not say whether a re-roof counts as a renovation, so ask before you plan around it.

The town pages we read do not say who may pull the permit. Rules differ from town to town, and from address to address. We check the rules for your address first, so you know what applies before the work is quoted.

Bellingham's Historical Commission

Bellingham's 2020 Master Plan says the Historical Commission functions as a historical society rather than a municipal agency, and has little involvement with the municipal side of preservation. The plan also notes that the town's inventory of local historic resources listed 42 buildings and two areas. An inventory is a list. It is not a district with design review.

We did not find a rule about roofing materials on an older Bellingham home, so we cannot tell you from here that one exists or does not. If your house is an old one, give us your address and we will check before we quote.

Nor'easters, Wind And Snow

Bellingham's 2020 Hazard Mitigation Plan says the town is vulnerable to both the wind and the precipitation that come with nor'easters, and that high winds can cause damage to structures. It puts the 100-year wind speed in Bellingham at 110 miles per hour. The plan also lists the blizzards of February 2013, January 2015 and March 2018 as large nor'easters that caused significant snowfall.

That is what the town's own plan says, not a forecast for your street. Wind and snow are what act on a roof, and an on-roof inspection is how you find out how yours is holding up. For storm and winter questions, see our storm damage and insurance claims page and our ice dam guide.

Questions

Frequently asked questions

Do I need a permit to replace my roof in Bellingham?

The town's General Application Instructions say a building permit is required for construction, reconstruction, alteration, repair, removal or demolition of a structure, but they do not name roofing. The town also posts an Affidavit of Completed Work form whose title mentions roofs. Ask Inspectional Services about your job. We check the rules for your address first.

What happens if work starts before the permit is issued?

Bellingham's instructions say it may mean increased permit fees and fines up to $1000 per day. They also say a permit expires if the authorized work is not started within 6 months of issuance.

My Bellingham house was built in the 1970s. Does that mean the roof is old?

No. The year a house was built does not tell you the condition of the roof on it. Census estimates put the median year a Bellingham home was built at 1973, but many roofs have been replaced since, and a newer one can still have problems. Only an on-roof inspection tells you.

How windy does Bellingham get?

The town's 2020 Hazard Mitigation Plan puts the 100-year wind speed at 110 miles per hour and says high winds can damage structures. It also lists the February 2013, January 2015 and March 2018 blizzards as large nor'easters with significant snowfall.

Is Bellingham mostly single-family homes?

About three in four. Of 6,691 housing units in the 2020-2024 estimate, 4,946 are in one-unit detached structures, about 73.9 percent. Those are housing units, not roofs.

Do you cover Bellingham and Woonsocket, RI?

Yes. Bellingham is bordered by Woonsocket, Rhode Island, on the south, and we work on both sides of the line. Call (401) 593-1512 with your address and we will tell you which town's rules apply.
