What Roofs In Wareham Are Really Like
If you are searching for a roofer wareham ma homeowners can call for a straight answer, start with the kind of houses the town has. The Census Bureau's American Community Survey puts the median year a Wareham home was built at 1958. Its 2020-2024 estimate counts about 12,752 housing units in the town, and 10,336 of them are one-unit detached homes. That is about 81 percent.
The same estimate says about 3,068 Wareham housing units were built in 1939 or earlier. That is about 24 percent of the town's housing units. These figures count housing units, not buildings or roofs, but they show a town of mostly single-family houses with a sizeable group of very old ones.
The year a house was built does not tell you what shape its roof is in. A house from the 1950s may have been re-roofed more than once, and a newer roof can still have a failing detail around a chimney or a vent. That is why we get on the roof and look, rather than guess from the street.
Who Owns The Homes Here
In the same 2020-2024 data, 8,683 of the town's 10,395 occupied homes are owner occupied, and 1,712 are rented. That is about 83.5 percent owner occupied.
The Census Bureau estimates the median value of an owner-occupied home in Wareham at $424,500. Whatever the house is worth, get a written estimate you understand before you sign anything. Landlords are welcome to call too.
What Wareham's Roofing Permit Chart Says
Here is what we can say from the town's own pages. Wareham's Inspectional Services chart for existing owner-occupied one- to four-family dwellings marks "Roofing, new or replacement" as yes for a Construction Supervisor License, yes for a Home Improvement Contractor registration and yes for a building permit.
- Credentials. Wareham's guidance says that even when a homeowner pulls the building permit, everyone hired for the work, roofers included, must be registered under the Home Improvement Law, M.G.L. c. 142A.
- Applying. Inspectional Services no longer accepts paper permit applications. Permits are applied for through the ViewPoint Cloud online system.
- Issuing. The town does not issue a permit until all approvals are given and payment is processed.
- Permit Card. The permit card has to be posted on site, or the inspector will not perform an inspection.
- Inspections. The town's scheduling page says inspection requests are not taken online or by email. They must be scheduled directly with the inspector.
- Fees. The town's residential fee schedule, effective 10/01/2022, lists Roofing/Siding as its own permit category. We could not confirm a dollar amount from the pages we read, so ask Inspectional Services before you plan around one.
Rules differ from town to town, and from address to address. We check the rules for your address first, so you know what applies before the work is quoted.
Wareham's Historic Districts
Wareham has a local Historic District Commission, established under the Historic Districts Act, M.G.L. c. 40C. According to the town's by-laws, it has two original districts, Center Park and Parker Mills, and a Narrows Historic District was added later along Main Street, administered by the same Commission.
We could not confirm whether the Commission reviews re-roofing in any of those districts, because the town's application form is a scanned image we could not read. So we cannot tell you from here whether a re-roof needs its approval. If your house is in or near one of those districts, ask the Commission before you plan the work. Or give us your address and we will find out before we quote.
Separately, the town's demolition delay bylaw applies to buildings seventy-five years or more old and carries a twelve-month delay for buildings found preferably preserved. We have not confirmed that it touches roofing work.
The Head Of Buzzards Bay And Storm Planning
Wareham has a lot of water. Wikipedia, citing the Census Bureau, gives the town a total area of 46.3 square miles, of which 10.5 is water.
The town's Multi-Hazard Mitigation Plan, dated November 2020, says Wareham's peninsular geography at the upper extent of Buzzards Bay exposes it to wave energy and storm surges, with about 57 miles of marine and estuarine shoreline. It says the town is somewhat protected from flooding from nor'easters but extremely vulnerable to the high storm surges of a hurricane tracking up Buzzards Bay. It names Hurricanes Carol and Edna in 1954 and the Great New England Hurricane of 1938 as the most treacherous storms in the town's history. The town may have updated the plan since.
Surge and flooding are about the ground and the shoreline. Wind, rain and winter weather are what act on a roof. For storm and winter questions, see our storm damage and insurance claims page and our ice dam guide.

Questions
Frequently asked questions
Do I need a permit to replace my roof in Wareham?
For an existing owner-occupied one- to four-family home, Wareham's Inspectional Services chart marks new or replacement roofing as yes for a building permit, a Construction Supervisor License and a Home Improvement Contractor registration. We could not confirm a dollar fee from the pages we read, so ask Inspectional Services. We check the rules for your address first.
How do I apply for a building permit in Wareham?
The town says paper applications are no longer accepted and permits are applied for through the ViewPoint Cloud online system. It does not issue a permit until all approvals are given and payment is processed.
How do I schedule a roofing inspection in Wareham?
The town says inspection requests are not taken online or by email and must be scheduled directly with the inspector. It also says the permit card must be posted on site, or the inspector will not perform an inspection.
Is my Wareham house in a historic district?
Wareham has a local Historic District Commission with Center Park, Parker Mills and Narrows districts. We could not confirm whether it reviews re-roofing, so ask the Commission, or give us your address and we will find out before we quote.
My Wareham house was built in the 1950s. Does that mean the roof is old?
Not necessarily. The year a house was built does not tell you the condition of the roof on it. Census estimates put the median year a Wareham home was built at 1958, but a roof may have been replaced since, and a newer one can still have problems. Only an on-roof inspection tells you.
What does the town say about storms on the coast?
Wareham's Multi-Hazard Mitigation Plan, dated November 2020, says the town's position at the upper extent of Buzzards Bay exposes it to wave energy and storm surges. Surge is about water on the shoreline, but wind is what acts on a roof, so ask us to look at an older one.
