Local Conditions
What Warwick's Roofs Actually Deal With
Looking for a roofer in Warwick? We're headquartered at 275 W Natick Rd, and we see the same conditions on every job: salt air and wind-driven rain off Narragansett Bay and Greenwich Bay wear down flashing and fasteners faster in Oakland Beach, Conimicut, and Buttonwoods than they do a few miles inland, and a nor'easter can strip shingles or open a seam in an afternoon.
The housing stock reflects the town's age and its geography. Warwick has a heavy mix of post-war capes and ranches, especially inland around Cowesett and Governor Francis Farms, alongside colonials and newer construction closer to the water. A cape's tight, simple roofline ages differently than a colonial's steeper pitch, and coastal exposure changes the math on both.

Services
Roofing Services in Warwick
Whatever's wrong with your roof, we start with an on-roof inspection, not a guess from the street. Warwick homeowners call us most for roof replacement, roof repair, and storm and insurance claims after a nor'easter comes through. We pull the required Rhode Island building permit on every replacement so that part isn't on you.
Villages
Warwick Villages We Roof
Warwick is not one neighborhood. It holds 32 named villages and 3 ZIP codes: 02886, 02888, and 02889. A few of them shape the roofing picture:
- Apponaug and Pontiac Mills: 2 of the city's 3 local historic districts, with their own exterior rules (see the historic district section below). Apponaug also saw flash flooding during Hurricane Carol.
- Pawtuxet Village: the third local historic district.
- Conimicut: the area between West Shore Road and the end of Conimicut Point has a dense cluster of buildings in FEMA flood zones.
- Oakland Beach: on Greenwich Bay, heavily hit in the 1938 hurricane and again by Carol in 1954.
- Potowomut: the southernmost village, a semi-exclave reachable by land only through East Greenwich.
- Buttonwoods and Warwick Neck: also among the 32 named villages.
If your village isn't listed here, call (401) 593-1512 and we'll confirm your address.
The Record
Warwick's Storm Record, In Dates
Your roof doesn't care about averages. It cares about the worst afternoon in 30 years. Warwick's own 2024 Hazard Mitigation and Flood Management Plan Update lays out what the city has been through:
- 1938 hurricane: winds over 120 mph and tides more than 12 feet above normal in Greenwich Bay, with more than 700 permanent residences destroyed in Warwick.
- Hurricane Carol, 1954: sustained winds of 80 to 110 mph, flash flooding in Apponaug, and heavy damage at Oakland Beach from its exposure to southeast winds.
- Blizzard of 1978: 28.6 inches of snow on Warwick.
- Hurricane Bob, 1991: sustained winds of 75 to 100 mph across Rhode Island (a statewide figure).
- Tropical Storm Irene, 2011: 6 to 12 hours of sustained wind, with widespread tree damage and downed wires.
- Winter Storm Nemo, 2013: the plan says it temporarily crippled the city.
- Tropical Storm Isaias, 2020: scattered tree damage and more than 2,000 power outages.
Notice how many recent entries are about trees, not shingles. A limb that lands on a roof can leave a bruise, a lifted tab, or a cracked flashing joint that you will not see from the sidewalk. If a storm has come through, a roof inspection is the way to find out. Our storm damage and insurance claims page covers that service.
The Record
Waterfront Parcels And Wind Zones
The same hazard plan counts 1,438 Warwick parcels with buildings inside FEMA Special Flood Hazard Areas: 35 in zone A, 1,152 in zone AE, and 251 in zone VE. The plan says structures are densest between West Shore Road and the end of Conimicut Point, with other clusters around Oakland Beach and Warwick Cove, Potowomut, Apponaug, and along the Pawtuxet River.
Warwick's permit checklist for new residential structures and additions asks applicants to show flood zone (AE and VE) elevations and wind load design for wind zone 2. It does not mention re-roofs, so we confirm the re-roof requirements with the Building Department for your address.
Permits
Warwick Roofing Permit And Inspection: 4 Steps
Nobody wants to learn about a permit after the dumpster arrives. Here is how it works in Warwick, based on the city's own pages:
- Find the right office.
The Building Department is at the Sawtooth Annex Building, 2nd Floor, 65 Centerville Road, Warwick, RI 02886. The phone is (401) 738-2007, and inspections are scheduled at extension 1. The Building Department page has current hours.
- Apply online.
Warwick takes permit applications through its OpenGov portal, which the Building Department page links to.
- Contractor registration goes on the permit.
Under R.I. Gen. Laws 5-65-3, a city or town cannot issue a permit to an applicant who is required to be registered with the state Contractors' Registration Board and is not, and the registration number must be listed on the permit. Ours is GC-47694.
- Schedule the inspection.
Call the Building Department's inspection line once the work is ready.
One honest caveat: the city's published residential checklist is written for new structures and additions, and does not spell out re-roof requirements. We'll walk you through the permit for your address and confirm the details with the Building Department. The city also posts a permit fee schedule if you want to see how fees are calculated.
Historic
Roofing In Warwick's Historic Districts
If your house is in Apponaug Village, Pawtuxet Village, or Pontiac Mills, the roof is not only your decision. The city's hazard plan says Warwick has eight historic districts and 30 National Register sites, with those 3 protected locally. The Historic District Commission's Design Guidelines say a certificate of appropriateness is required before any exterior work, and that building permits for exterior work cannot be issued without one.
On materials, the guidelines say wood-shingled roofs should be replaced with wood shingles, slate roofs with slate or synthetic slate where possible, and asphalt shingles are appropriate as an in-kind replacement for an existing asphalt roof. They also list changing the pitch of a historic roof, and re-roofing without adequate ventilation, as not appropriate. The guidelines add that roof-mounted solar panels may be appropriate under certain conditions.
Get the certificate sorted before you sign a contract, not after. If you're not sure whether your street falls inside a district, ask the Building Department, and ask us about the certificate of appropriateness.

Questions
Frequently asked questions
Does RTP Roofing work in every Warwick neighborhood?
Yes, from Oakland Beach and Conimicut near the water to Cowesett and Governor Francis Farms further inland. Call (401) 593-1512 to confirm your specific address.
Does living near the bay actually shorten a roof's life?
Salt air and wind-driven rain accelerate wear on flashing, fasteners, and exposed edges faster than an inland roof sees. We check for it specifically during a Warwick inspection.
Do you handle roof damage after a nor'easter?
Yes. If storm damage is part of what's driving the repair or replacement, we document what we find and can help you through the insurance claims process. See our storm damage and insurance claims page for details.
Where is RTP Roofing based?
We're headquartered at 275 W Natick Rd in Warwick, RI. We're not dispatched in from out of state.
Do you offer a warranty on roofs in Warwick?
As a GAF Master Elite® contractor, we can offer GAF's Golden Pledge® Limited Warranty on qualifying installations, up to 50 years of non-prorated coverage. Coverage and eligibility vary by product and installation, and we'll confirm exactly what applies before you sign anything.
Does RTP Roofing work in my part of Warwick?
We serve Warwick. Call (401) 593-1512 to confirm your address.
Do I need a permit to replace my roof in Warwick?
Warwick's Building Department handles permits, and applications go through the city's online OpenGov portal. The city's published checklist is written for new structures and additions and doesn't spell out re-roofs, so we confirm the requirements with the Building Department for your address. Our registration number, GC-47694, is the one that goes on the permit.
Do you work on older Warwick houses?
Yes, and there are a lot of them. About 46 percent of Warwick housing units were built in 1959 or earlier, and about 22 percent in 1939 or earlier. Decades of patch repairs can hide the real condition of a roof, which is one reason to start with a roof inspection.
Can my Warwick roof handle heavy snow, and what about ice dams?
Warwick's hazard plan notes that heavy snowfall can stress roofs and lists snow loads among expected nor'easter damage, and the Blizzard of 1978 dropped 28.6 inches here. A roof inspection can cover the roof surface, flashing, and attic ventilation.
I live in Pawtuxet Village, Apponaug, or Pontiac Mills. Can I choose any roofing material?
Not necessarily. Those are Warwick's local historic districts, and the Historic District Commission requires a certificate of appropriateness before exterior work. The guidelines favor in-kind replacement, such as asphalt for asphalt, and wood or slate roofs replaced with wood or slate where possible. Ask us about the certificate of appropriateness before the permit is filed.
