What Roofs In Plymouth Are Really Like

If you are searching for a roofer plymouth ma homeowners can trust, start with the town itself. Plymouth is large: according to Wikipedia, citing Census Bureau figures, it has a total area of 134.0 square miles. The Census Bureau's American Community Survey puts the median year a Plymouth home was built at 1983.

Most Plymouth homes are houses, not apartment buildings. In the 2024 survey data, about 78.5 percent of housing units are one-unit structures, detached or attached, and about 76 percent of occupied homes are owner-occupied. That makes for a lot of single-family roofs.

A build date does not tell you what condition a roof is in. A 1980s house may have been re-roofed once or twice, and a newer-looking roof can still have a failing flashing detail. That is why we get on the roof and look, rather than guess from the street.

Where We Work In Plymouth

We take roofing calls across the town, which is served by ZIP codes 02360 to 02362, plus 02345 (Manomet) and 02381 (White Horse Beach). The Town's planning documents name the Village Center areas of Plymouth today:

  • North Plymouth and Plymouth Center
  • West Plymouth and Cedarville
  • Manomet

Plymouth is bordered on land by Bourne, Wareham, Carver and Kingston. A 1979 Village Centers Plan was meant to concentrate growth within the village centers, according to the Town's Manomet Village Center Master Plan.

What Plymouth Requires For A Roof Permit

Plymouth handles roofs as a building permit. According to the Town's Building page, Inspectional Services offers an Express Permit application whose listed scope includes roofing, along with insulation, windows, doors, siding and signs only. The form itself is titled as an application for a building permit, so a re-roof is a building permit filing.

  • Fees. The Town's Express application, revised 1/31/23, lists a residential fee of $75 for the roofing, siding, and windows and doors category, and the Town charges a $75 reinspection fee when an inspection is requested and the work is not ready or the house is locked. Check the current figures with Inspectional Services.
  • Reinspections. The Town's fee schedule adds a reinspection fee when an inspection is requested and the work is not ready, the premises are locked or access is unacceptable.
  • Inspections. The Town pages we read do not list which inspections a re-roof gets, so ask the office.

Ask any contractor you are comparing who will file the permit and which licenses and registrations they will put on it, and check them with the state.

Roofing In The Plymouth Historic District

Plymouth has a Historic District Commission. According to the Town's page on the Plymouth Historic District, its rules apply to physical changes to the exterior of a building where visible from a public way, and the Commission has authority to review the color and type of materials used on roofs in the district.

The Town says work in the district without Commission approval is a violation, with fines of up to $500 per day for unapproved work. It also requires completed applications at least five weeks before the formal meeting, to allow legal notice, so build that time into your plan.

We could not read the district's design guidelines as text, so we cannot tell you from here which roofing materials the Commission approves. If your house is in the district, ask the Commission what it needs to see before you choose a material, or give us your address and we will find out before we quote.

Cape Cod Bay Storms And Your Roof

Plymouth makes up the entire western shore of Cape Cod Bay. The Town's climate resiliency addendum describes coastal storms, meaning hurricanes and nor'easters, as bringing high winds, heavy precipitation and strong waves that can cause power outages, salt and freshwater flooding, and erosion. Slides from the Town's Hazard Mitigation Plan update workshop rated coastal flooding as High among the natural hazards affecting Plymouth, and the addendum estimates about 700 homes on other beaches and waterfront properties are at risk of coastal flooding during a Category 4 hurricane.

Flooding is not roof planning. Floodwater does not come through shingles. Wind, rain and winter weather are what act on a roof. For storm and winter questions, see our storm damage and insurance claims page and our ice dam guide.

Questions

Frequently asked questions

Do I need a permit to replace my roof in Plymouth?

Plymouth Inspectional Services offers an Express Permit application whose listed scope includes roofing. The form is titled as an application for a building permit, so a re-roof is handled as a building permit filing. Ask the office for the current fee.

Who can pull a roofing permit in Plymouth?

The Town pages we read do not say who may file a roofing permit. Ask Inspectional Services, and ask any contractor you are comparing which licenses and registrations will go on your permit, then check them with the state.

Is my house in the Plymouth historic district?

According to the Town, the Historic District Commission can review the color and type of roofing materials in the district, and its rules apply to exterior changes visible from a public way. If your house is in the district, ask the Commission what it needs before you pick a material, or give us your address and we will check before we quote.

How long does Historic District approval take in Plymouth?

The Town requires completed applications at least five weeks before the formal Commission meeting, to allow legal notice. The Town also says work without approval is a violation that can bring daily fines, so get the approval first.

Do coastal storms matter for a Plymouth roof?

The Town's climate resiliency addendum describes hurricanes and nor'easters as bringing high winds, heavy precipitation and strong waves along its coast. Wind and rain are what act on a roof, so an on-roof inspection after a storm is worth doing. Call (401) 593-1512.

Is my Plymouth roof old just because the town is old?

No. The Census median year built for Plymouth homes is 1983, and the age of a house does not tell you the condition of the roof on it. Only an on-roof inspection tells you.
