Signs Your Roof Needs Replacing, Not Just Patching

A quote that doesn't match what the last contractor told you is more common than it should be, because most estimates get written from the driveway. Here's what we actually check once we're on the roof:

  • Age. Most roofs last 20-30 years depending on materials and installation. Close to or past that range, a repair is often just delaying the same decision.
  • Curling or missing shingles. Edges lifting or shingles gone outright means the roof's protection is already compromised, not just cosmetic.
  • Leaks. Water stains on a ceiling or wall, or moisture in the attic, mean water is already getting past the shingles.
  • Granule loss. Shingles shed their protective granules as they age. Find them piling up in your gutters and downspouts, and the roof underneath is wearing thin.

One or two of these, and a repair can often hold. Several at once, or a roof already past its expected life, is usually a replacement conversation. We'll give you a straight answer either way after a roof inspection — never off a driveway guess.

What A Full Roof Replacement Involves

A roof isn't one product, it's a system, and every layer of that system has a job. Here's what we're actually installing, top to bottom:

  • Tear-off. The old roofing comes off down to the wood decking. That lets us check the decking itself for soft spots or rot before anything new goes down.
  • Deck repair. Any damaged or rotted decking boards get replaced before anything new goes down. Installing a new roof over bad decking just hides the problem.
  • Leak barrier. A self-adhering waterproof membrane goes down first at eaves, valleys, and other leak-prone areas — the roof's last line of defense if water ever gets past the shingles.
  • Roof deck protection (underlayment). A synthetic underlayment layer goes over the rest of the deck as a secondary barrier against wind-driven rain before the shingles go on.
  • Starter strip and shingles. Starter strip shingles set a straight, sealed edge along the eaves, then the field shingles go down course by course.
  • Ridge cap shingles. Specially designed shingles cap the ridge line, where two roof planes meet and water pressure is highest.
  • Attic ventilation. Proper intake and exhaust ventilation keeps heat and moisture from building up under the new roof, which protects both the shingles and the decking underneath from the inside out.

Shingle And Underlayment Options, Honestly Compared

We're a GAF Master Elite® contractor, so most of what we install is GAF's product line. Here's how the main options actually differ, not just what they cost:

  • 3-Tab shingles. The simplest, most affordable GAF shingle — a flat, single-layer look. It's a real option on a budget, but it's the entry tier, and it looks it next to a dimensional shingle.
  • Timberline® architectural shingles. GAF's top-selling line and what we install on most Rhode Island homes. The dimensional, layered look reads as a heavier, higher-end roof, and it carries stronger warranty options than 3-tab. Costs more than 3-tab, and it's worth it on almost every house we've walked.
  • Metal roofing. The right call on some homes and roof pitches, wrong on others. If you're weighing metal against shingles, that page walks through when it actually makes sense.
  • Underlayment. Not every synthetic underlayment is the same product. GAF's line ranges from a cost-effective synthetic upgrade over old-style felt paper, to a premium option built for stronger wind-driven-rain protection, to a breathable version that helps manage moisture inside the roof system. We'll spec the right one for your roof and budget, not just the cheapest one on the truck.

Every option above ties into the GAF Golden Pledge® Limited Warranty differently — we'll tell you exactly what applies to the system we recommend before you sign anything.

The RTP Roofing Difference

We're a GAF Master Elite® certified contractor, RI-registered under GC-47694, and rated 5.0 on Google across 227 reviews. We install GAF Timberline HDZ® shingle systems with GAF's own synthetic underlayment, and on qualifying installations we can offer GAF's Golden Pledge® Limited Warranty: up to 50 years of non-prorated coverage. Eligibility, coverage, and terms vary by product and installation; see our guide on GAF's Golden Pledge Limited Warranty, explained for what that coverage actually includes, or the full terms at gaf.com.

What A Roof Replacement Costs

There's no honest number we can give you over the phone. Cost depends on the square footage and pitch of your roof, how many layers of old roofing have to come off, the material you choose, and whatever we find once the old roof is off the deck. For a fuller breakdown of what actually moves that number up or down, see our guide on what drives the cost of a roof replacement in Rhode Island. We'll walk the real number with you after a free, on-roof inspection, not a guess from a satellite photo. If your roof needs ongoing maintenance more than a full replacement, we'll tell you that too.

How it works

  1. Step 1

    Inspection & Assessment

We get on the roof to check the decking, flashing, and ventilation, then walk you through exactly what your roof needs, in plain language, before we talk materials or price.

  2. Step 2

    Material Selection

We help you choose the right GAF shingle system for your budget, your home's style, and Rhode Island's weather, and explain what warranty coverage applies to each option.

  3. Step 3

    Protecting Your Property

Before anything comes off the roof, we set up tarps and ground protection around your landscaping, walkways, and driveway so debris doesn't end up in your yard or your gutters.

  4. Step 4

    Tear-Off & Deck Repair

The old roof comes off down to the deck. We check the decking itself and replace any soft or rotted boards before anything new goes down — nothing gets covered up.

  5. Step 5

    Underlayment & Shingle Installation

We install a new leak barrier, GAF synthetic underlayment, and shingle system using GAF-specified methods, start to finish, including proper attic ventilation.

  6. Step 6

    Final Inspection & Cleanup

We run a magnetic sweep for stray nails, walk the finished roof with you, and register your warranty paperwork before we call the job done.

Questions

Frequently asked questions

How long does a roof replacement take?

Most home roof replacements take one to a few days, depending on the size and pitch of the roof and the weather. We'll give you an exact timeline after our on-roof inspection, not a generic estimate.

What are the signs I need a roof replacement instead of a repair?

Roof age past 20-30 years, curling or missing shingles, active leaks, and heavy granule loss in the gutters are the main signs. We check all four when we inspect your roof and tell you honestly which side of the line you're on.

Do you offer a warranty on a roof replacement?

As a GAF Master Elite® contractor, we can offer GAF's Golden Pledge® Limited Warranty on qualifying installations, up to 50 years of non-prorated coverage. Coverage and eligibility vary by product and installation; we'll confirm exactly what applies before you sign.

Will you help with an insurance claim if a storm damaged my roof?

If storm damage is part of what's driving the replacement, we can document what we find and help you through the claims process with your insurer. See our storm damage and insurance claims page for details.

What roofing materials do you install?

We install GAF Timberline HDZ® architectural shingles with GAF synthetic underlayment on most residential replacements, and we also offer metal roofing for homes where that's the better fit. We'll recommend a system based on your roof, not a one-size-fits-all pitch.

What's the difference between architectural shingles and 3-tab shingles?

3-tab is GAF's simplest, flattest, most affordable shingle. Architectural (dimensional) shingles like Timberline HDZ® are layered and thicker, look heavier on the roof, and generally carry stronger warranty options. Most Rhode Island homes we replace get an architectural shingle.

Do I need to be home during the roof replacement?

That's up to you — some homeowners are around, others aren't, and we can work either way. We'll walk the finished roof with you when it's done. We protect your landscaping and driveway before tear-off starts and run a magnetic nail sweep when the job's done.
