What Roofs In Westport Are Really Like

If you are searching for a roofer westport ma homeowners can call for a straight answer, start with the kind of houses the town has. The Census Bureau's American Community Survey puts the median year a Westport home was built at 1972. Its 2020-2024 estimate counts 7,556 housing units in the town, and 6,458 of them are one-unit detached homes. That is about 85.5 percent.

The same estimate says about 1,217 Westport housing units were built in 1939 or earlier. That is roughly 16 percent of the town's housing units. These figures count housing units, not buildings or roofs, but the picture is clear enough: Westport is mostly single-family houses, with a real share of very old ones.

The year a house was built does not tell you what shape its roof is in. A house from the 1970s may have been re-roofed, and a newer roof can still have a failing detail around a chimney or a vent. That is why we get on the roof and look, rather than guess from the street.

Who Owns The Homes Here

Most Westport homes are lived in by their owners. In the same 2020-2024 data, 5,465 of the town's 6,594 occupied homes are owner occupied, and 1,129 are rented. That is about 82.9 percent owner occupied.

The Census Bureau estimates the median value of an owner-occupied home in Westport at $521,900. Whatever the house is worth, get a written estimate you understand before you sign anything. Landlords are welcome to call too.

What Westport Requires For A Roof Permit

Westport is direct about roofs. The town's Building Department FAQ says a building permit is required in most cases for any work involving the construction, repair, renovation or demolition of a structure. Among the smaller projects it lists as needing a permit is "Roof re-shingling."

  • Credentials. The FAQ lists CSL/HIC (construction supervisor and home improvement contractor credentials), if applicable, among the documents for renovation or alteration permits.
  • Applying. The Building Department says contractors and homeowners can submit permit applications online through its Permit Eyes portal.
  • Review Time. The FAQ says the Building Department has up to 30 days from the date of submission to review a permit application.
  • Inspections. The Building Department says inspections are scheduled by phone. For building, plumbing or gas inspections, call the office at 508-636-1035.
  • Fees. The pages we read do not publish a re-roofing fee, so ask the Building Department before you plan around one.

Rules differ from town to town, and from address to address. We check the rules for your address first, so you know what applies before the work is quoted.

The Westport Point Historic District

Westport has a local historic district, and that matters if your house is in it. According to the town's Historical Commission page, the Historical Commission acts as the Historic District Commission, with regulatory authority to oversee the Westport Point Historic District through a review and approval process. The district was created by a Town Meeting vote.

We could not confirm from the town's pages where the district's boundaries run, or which exterior work the Commission reviews, so we cannot tell you from here whether a re-roof needs its approval. If your house is at or near Westport Point, ask the Commission before you plan the work. Or give us your address and we will find out before we quote.

A South-Facing Coast And Storm Planning

Westport has a lot of water. Wikipedia, citing the Census Bureau, gives the town a total area of 64.4 square miles, of which 14.3 is water. Most of that is the Watuppa Ponds along the Fall River border, plus Westport Harbor, where the two branches of the Westport River meet before emptying into Rhode Island Sound.

A 2026 draft barrier beach plan, published on the town's Planning pages, says the town's south-facing coastline is continually exposed to tropical storms such as hurricanes. It also says storm activity in recent years has increased flooding and erosion along low-lying beaches and roadways, and it names Atlantic Avenue, Beach Avenue and The Knubble, and East Beach. It is a draft. Separately, the town's Hazard Mitigation Plan page says the town received official approval for a new plan from MEMA and FEMA in August 2026. We could not read that plan's text.

Flooding and erosion are about the ground. Wind, rain and winter weather are what act on a roof. For storm and winter questions, see our storm damage and insurance claims page and our ice dam guide.

Where We Work In Westport

We take roofing calls across the town, which uses ZIP codes 02790 for Westport and 02791 for Westport Point. Wikipedia describes Central Village as the home of the town offices, retail stores and businesses, and says the Acoaxet area, also called Westport Harbor, cannot be reached by land except through Adamsville, Rhode Island, because of the west branch of the Westport River.

Westport is bordered by Fall River to the northwest and west, Dartmouth to the east, and Rhode Island Sound to the south. Little Compton, Adamsville and Tiverton, Rhode Island, lie to the west. We work on both sides of the state line, so if you are on a street near the border, one call covers it.

Not sure whether the rules above apply to your address? Call (401) 593-1512 and we will check before we quote.

Questions

Frequently asked questions

Do I need a permit to replace my roof in Westport?

Yes, in most cases. Westport's Building Department FAQ says a building permit is required for work involving the construction, repair, renovation or demolition of a structure, and lists roof re-shingling among the smaller projects that need one. It lists CSL/HIC credentials, if applicable, among the documents for renovation permits. The pages we read do not publish a re-roofing fee, so ask the Building Department.

How do I apply for a building permit in Westport?

The town says contractors and homeowners can submit applications online through its Permit Eyes portal. The Building Department has up to 30 days from submission to review an application. We check the rules for your address first, so you know what applies before the work starts.

How do I schedule a roofing inspection in Westport?

The Building Department says inspections are scheduled by phone. For building, plumbing or gas inspections, call the office at 508-636-1035.

Is my Westport house in a historic district?

Westport has a local historic district, the Westport Point Historic District, overseen by the Historical Commission acting as the Historic District Commission. We could not confirm its boundaries or which exterior work it reviews, so ask the Commission, or give us your address and we will find out before we quote.

My Westport house was built in the 1970s. Does that mean the roof is old?

No. The year a house was built does not tell you the condition of the roof on it. Census estimates put the median year a Westport home was built at 1972, but many roofs have been replaced since, and a newer one can still have problems. Only an on-roof inspection tells you.

What does the town say about storms on the coast?

A 2026 draft barrier beach plan on the town's website says Westport's south-facing coastline is continually exposed to tropical storms such as hurricanes, and that storm activity in recent years has increased flooding and erosion along low-lying beaches and roadways. It is a draft. Flooding and erosion are about the ground, but wind is what acts on a roof, so ask us to look at an older one.
