The Census Bureau's American Community Survey estimates 5,588 housing units in Uxbridge for 2020-2024. It puts the median year a Uxbridge home was built at 1976, and 1,718 of those units were built in 1939 or earlier. That is about 30.7 percent.

Those figures count housing units, not buildings or roofs. They do show a town with a large block of very old houses and a lot of later ones.

The year a house was built does not tell you what shape its roof is in. A house from the 1970s may have been re-roofed once or twice, and a farmhouse from before 1940 may have a recent roof on it.   • Fee Table. The town's building permit fee table lists "Roof, Siding, Windows" for one- and two-family residential work at $5.00 per thousand, with a $50.00 minimum. The table is headed "Effective January 2003", so it is dated 2003 and may have been replaced. Confirm the current amount with the department.
  • Starting Early. The same table says starting work before obtaining a permit doubles the fee.
  • Stormwater. The town's General By-Laws exempt repair or replacement of an existing roof of a single-family dwelling from needing a Stormwater Management Permit.

The Uxbridge Common And Center Historic District

Uxbridge has a local historic district. Under Chapter 218 of the town's General By-Laws, the Uxbridge Common and Center Historic District is overseen by a Historic District Commission. Within the district, no building or structure may be constructed or altered in a way that affects exterior architectural features visible from a public way until the Commission issues a certificate. The bylaw names three kinds: appropriateness, nonapplicability and hardship.

Section 218-7 lists what the Commission does not review. Two items matter for roofs. The color of materials used on roofs is excluded. So is ordinary maintenance, repair or replacement of an exterior architectural feature that does not involve a change in design, material or the outward appearance of it.

That is what the bylaw says, and we will not stretch it. Whether a given job needs a certificate depends on the address and on the work. The Commission's application states that it must be accompanied by a Building Permit Application. The town's Open Space and Recreation Plan reports about four square miles of floodplain in Uxbridge, according to FEMA flood insurance rate maps. Its climate resilience goal also includes an objective to lessen impacts of winter storms and severe storms.
