When You Need A New Roof, Not A Replacement

A new roof installation is different from a replacement: there's no old roof to tear off, but the deck, flashing, and ventilation still have to be built right the first time, because there's nothing underneath to fall back on. We see this most often on:

  • Additions and expansions. A new room or in-law space needs its own properly flashed, properly ventilated roof system tied cleanly into the existing structure.
  • New construction. New builds throughout Warwick and the surrounding towns need a roof installed to code, not just to look finished.
  • Garages and outbuildings. A separate structure still needs the same attention to decking and underlayment as the main house.

Whatever the structure, we check the deck, framing, and ventilation before a single shingle goes down, because a new roof built on a bad foundation fails the same way an old one does. If there's already a roof up there and it's failing, that's a roof replacement instead; if it's one damaged section or a leak on an otherwise sound roof, that's usually a roof repair.

How A New Roof Installation Works, Step By Step

A new roof isn't just shingles nailed to a deck. Here's what actually happens between the first site visit and the final walkthrough:

  1. Deck and framing check. Before any material goes down, we confirm the deck is solid, properly fastened, and free of gaps or soft spots, and that the framing underneath can carry the roof system you've chosen.
  2. Ice-and-water shield and underlayment. We install GAF synthetic underlayment across the deck, with ice-and-water shield membrane at eaves, valleys, and other vulnerable spots, before a single shingle goes down.
  3. Shingle or panel installation. Shingles go on starting at the bottom edge and working up in overlapping rows, following GAF's specified nailing pattern and exposure; metal panels are set and fastened to the manufacturer's specified spacing instead.
  4. Flashing at every penetration. Chimneys, vents, skylights, and roof-to-wall transitions each get flashing built and sealed individually, since a flashing failure is one of the most common causes of a leak on a roof that's otherwise sound.
  5. Ventilation, sized and balanced. Proper attic ventilation balances intake at the eaves with exhaust near the ridge, sized to the actual attic rather than a one-size vent kit, since ventilation done wrong shortens the life of the roof above it.
  6. Final inspection and cleanup. We walk the finished roof with you and register your warranty paperwork before we call the job done.

Choosing Materials For A New Roof

Most new installations come down to two real options, and each one has a genuine tradeoff, not just a price tag:

  • Asphalt shingles. Shingle roofing is the most common choice for a reason: it costs less installed, goes on faster, and comes in enough colors and profiles to match almost any home. The tradeoff is a shorter service life than metal, and shingles are more prone to wind damage and granule loss over time than a metal panel system.
  • Metal roofing. Metal roofing costs more upfront and takes longer to install correctly, since it's a more specialized job than a shingle tear-off. In exchange, a properly installed metal roof generally outlasts shingles by decades and holds up better to high wind and heavy snow, which matters more on some structures and roof pitches than on others.
