What Roofs In Dartmouth Are Really Like

If you are searching for a roofer dartmouth ma homeowners can call for a straight answer, start with the houses the town has. The Census Bureau's American Community Survey puts the median year a Dartmouth home was built at 1973. Its 2020-2024 estimate counts 12,944 housing units in the town, and 9,875 of them are one-unit detached homes. That is about 76.3 percent. Another 220 are one-unit attached and 940 are in two-unit structures.

The same data says 2,307 of those housing units were built in 1939 or earlier. These figures count housing units, not buildings or roofs, so they do not tell you how many roofs are old. What they do show is a town with a wide mix: plenty of single-family houses, and a real share of very old ones.

The year a house was built does not tell you what shape its roof is in. A house from the 1970s may have been re-roofed once or twice, and an older one may have a newer roof with a failing detail around a chimney or a vent. That is why we get on the roof and look, rather than guess from the street.

It says a building permit is needed by anyone who wants to construct, reconstruct, alter, repair, remove or demolish a building or structure, under the state building code (780 CMR). The page does not name re-roofing in particular, so ask the Building Department how it treats your job.

  • Who Can Be Issued A Permit. The FAQ says a permit can be issued to someone who holds a valid construction supervisor license and is also registered as a Home Improvement Contractor under M.G.L. Chapter 142A. It also says homeowners may be issued a permit for work on a one or two family dwelling where they reside or intend to reside.
  • What To Submit. At a minimum, the FAQ lists a completed online application, a copy of the required licenses, the permit fee, an insurance certificate and plans.
  • Timing. The FAQ says permit applications generally take 7 to 10 days to review and approve, and that a permit becomes invalid unless the authorized work starts within 180 days after it is issued.
  • Starting Without One. The town's 2022 building fee schedule says the fee is doubled for work started without proper permits.
  • Fees. The town pages we read do not publish a re-roofing fee, so ask the Building Department before you plan around one. Its main page is the Building Department.

Dartmouth's Historic Rules

Dartmouth has a Russells Mills Historic District Commission, which carries out the town's historic district bylaw for Russells Mills. The town also posts General By-Laws Article 64, Demolition of Historic Structures, on its Building Department pages.

The pages we read do not set out a rule about roofing materials in the Russells Mills district, so we cannot tell you from here that one exists, or where the district line runs. Dartmouth's Master Plan, adopted in 2023, says the town has 61.53 square miles of land and runs from 252 feet of elevation at Yellow Hill down to sea level along about 47 miles of tidal shoreline on Buzzards Bay. It says residents are deeply affected by hurricanes, intense storms and drought, and it cites anticipated sea level rise and intense storms as reasons to preserve natural, resilient land.
