Local Conditions
What Roofs In North Kingstown Are Really Like
Water shapes roofing in North Kingstown. Narragansett Bay borders the town on the east, and the town's 2019 hazard mitigation plan counts about 30 miles of coast, including Allen Harbor, Quonset Point, Wickford Harbor and Bissel Cove. The same plan says the coastal location and low-lying areas leave the town susceptible to coastal, river and flash flooding.
The housing is mostly single-family. The hazard plan puts 72 percent of North Kingstown housing in single-family detached homes and 7 percent in multi-family buildings of 5 or more units. It also calls the stock relatively newer in comparison to other towns, with only 20 percent built before the 1940s.
A build year is only a date, though. It does not tell you what shape a roof is in. A house from the 1970s may be on its second or third roof, and a much older one may have been redone last year. The only way to know is to get on the roof and look.
Trees are part of the picture too. The hazard plan counts 14,085 acres of forest, about 49.8 percent of the town. That is town-wide land cover, so it says nothing about your lot. Look up from the yard: if branches hang over your roof, tell us, and we check the valleys and gutters for buildup and the roof surface for impact marks.
Villages
The Villages We Work In
North Kingstown is not one neighborhood. We work in all 6 of its villages:
- Wickford: the harbor village, with one of the largest collections of preserved 18th-century houses in the Northeast
- Saunderstown: ZIP 02874
- Slocum: ZIP 02877
- Davisville
- Quonset Point
- Lafayette Village
The town is also served by ZIP 02852, and Crowfield, Davisville, Hamilton Mill Village and Saunderstown have historic districts. If you are not sure which village or district your address falls in, call (401) 593-1512 and we will sort it out before we quote.
Permits
How To Check The Roof Permit In North Kingstown: 4 Steps
Here is what the Town of North Kingstown publishes, laid out as 4 steps. The town's permit FAQ says you need a permit for all new construction and for renovations except minor repairs. Roofing is not named there, so ask the office whether your reroof needs one.
- Ask The Building Official.
Code Enforcement and the Building Official are at 100 Fairway Drive, North Kingstown, RI 02852. Call 401-294-3331, ext. 301, 302 or 303, and describe the roof work.
- Apply Through The State System.
The town says applications go through the state E-Permitting system at permits.ri.gov.
- Look Up The History.
The town's online permit portal shows permit history since February 2017, which is useful if you want to see what was done to a house before you bought it.
- Send Us The Answer.
Once the office tells you what applies to your address, pass it along and we will match the scope and estimate to it.
Fees and document lists are the town's to confirm, so ask the office when you call.
The Record
Hurricanes, Nor'easters And What The Town Has Already Weathered
The town's own hazard plan names the 1938 hurricane as the most significant storm to hit North Kingstown: a category 3 storm with winds as high as 121 miles per hour reported, and Wickford Village hard hit. Many of the elm trees lining Main Street in Wickford came down, and a plaque at Main and Brown Streets marks the high-water line.
More recent storms matter for roofs in a different way. The plan says Tropical Storm Irene in 2011 and Superstorm Sandy in 2012 caused serious damage to homes across Rhode Island from high winds and falling trees. Sandy also brought a 4-foot storm surge to Narragansett Bay and flooded downtown Wickford Village across the Brown Street bridge. The plan sums up the damage in these events as coming primarily from flooding and wind.
Surge is a flood problem. What reaches a roof is wind, and what the wind throws at it. That is why we look at lifted shingles, tired flashing and the spots a fallen limb may have hit, including the ones you cannot see from the yard.
Winter has its own record. The plan remembers the blizzards of 1906 and 1978 and the ice storm of 1966 as some of the town's worst winter storms. If a storm is behind your roof problem, our storm damage and insurance claims page explains how we document it.
Historic
Roofing In Wickford's Historic Zone
Wickford is where roof work and historic review meet.
The Historic District Commission's October 6, 2025 agenda lists alteration requests for properties zoned Village Residential Historic (VRH) in Wickford, including a roof-mounted solar system on the house at 66 Fowler Street. That agenda is not ordinance text, and it does not set the Commission's scope.
Ask the Building Official whether a like-for-like reroof in that zone needs commission review. If your house is in or near Wickford Village, ask the Building Official at 401-294-3331 whether the Historic District Commission needs to see your plans, before you sign anything. We note your current roof material and shape at the inspection so you have the details when you call.

Services
Roofing Services In North Kingstown
In North Kingstown the first question is often not the shingles but the rules: a bay-side town with a historic zone in Wickford. So we begin with an on-roof inspection and note your roof material and shape for the call to the Building Official. From there it is a roof repair for a localized problem such as a chimney or valley leak, or a roof replacement in shingle or metal. We also do gutters, useful if branches hang over your roofline, plus siding and skylights.
North Kingstown borders East Greenwich and Warwick to the west, Exeter to the north, South Kingstown and Narragansett to the south, and Jamestown across the bay. We also work in Warwick, East Greenwich, South Kingstown and Jamestown, so if your property is just over the line, one call covers it.

Questions
Frequently asked questions
Do I need a permit to replace my roof in North Kingstown?
The town's permit FAQ says a permit is needed for new construction and for renovations except minor repairs. Roofing is not named there, so call the Building Official at 401-294-3331, ext. 301, 302 or 303 and ask about your specific job. Applications go through the state E-Permitting system at permits.ri.gov.
Where is the North Kingstown Building Official?
Code Enforcement and the Building Official are at 100 Fairway Drive, North Kingstown, RI 02852. The phone number is 401-294-3331, ext. 301, 302 or 303.
Can I see what permits a North Kingstown house has had?
The town says its online permit portal shows permit history since February 2017. Anything older than that is a question for the Building Official.
Does my Wickford house need Historic District Commission approval for a new roof?
The Commission's October 6, 2025 agenda lists alteration requests for VRH-zoned properties in Wickford, including a roof-mounted solar system at 66 Fowler Street. Ask the Building Official whether a like-for-like reroof is covered before you sign a contract, and send us the answer.
My North Kingstown house was built in the 1970s. Is the roof due for replacement?
A build year does not tell you the roof's condition. An on-roof inspection tells you what is actually there. Request a free inspection or call (401) 593-1512.
Does living near Narragansett Bay change how I should check my roof?
The town's hazard plan says wind and flooding caused most storm damage here, and flooding does not reach a roof. After a blow, look from the ground for lifted or missing shingles, then have someone check flashing and ridge up close.
How do trees affect roofs in North Kingstown?
About 49.8 percent of the town is forest, and the hazard plan says Irene and Sandy caused serious home damage across Rhode Island from high winds and falling trees. Forest share is town-wide, so ask whether your own lot has trees over the roof. We check valleys and gutters for buildup and the roof surface for impact damage. If a limb has done damage, we can include tree services in the plan.
Do you work in Saunderstown, Slocum and Davisville as well as Wickford?
Yes. We work in all of North Kingstown's villages, including Wickford, Saunderstown, Slocum, Davisville, Quonset Point and Lafayette Village. Call (401) 593-1512 to confirm your address.
